First home buyers
First home loans for nurses and midwives
Buying your first place on a nurse's wage can feel out of reach. Often it isn't. The trick is getting a lender to count all of your pay, not just your base rate.
- Penalty rates, allowances and regular overtime counted where lenders allow it
- Help checking government first home buyer schemes and state grants
- Options for grads and nurses early in their career
Why nurses get knocked back
Payslips for shift workers move around. A bank's quick calculator often only uses your base pay, which can leave thousands of dollars of real income off the table.
I know which lenders will look at your full pay history, and how to show it so your penalties and overtime count.
Smaller deposit options
Government schemes like the First Home Guarantee can let eligible buyers purchase with a smaller deposit and avoid lenders mortgage insurance. State grants and stamp duty concessions may also apply.
Eligibility rules and limits change, so I'll check what you qualify for right now based on where and what you're buying.
Find out what you could buy
Answer four quick questions. I'll look at what lenders will do with your shift pay and get back to you with guidance for your situation.
- No credit check

Common questions
How much deposit do I need?
It depends on the lender and any scheme you qualify for. Some eligible first home buyers can buy with as little as 5%. Tell me your situation and I'll give you real numbers.
I'm a graduate nurse. Can I apply yet?
Often yes. Some lenders will consider you once you're in a permanent role, even if you've only just started. A short chat will tell us where you stand.
Does asking affect my credit score?
No. Talking to me doesn't touch your credit file. A credit check only happens when you decide to apply.
